The Guest Farm has spectacular views of the 3 highest peaks in South Africa. The guests are predominantly foreign, from Europe especially. We have year round high occupancy with the peak months being March, April, July, August, October and December. There is an FSC accredited timber farm( eucalyptus for pulp) on the property and a large farm dam of about one hectare in size stocked with Bass. There are 3 streams on the property, all arising from springs.
The accommodation is all within a well fenced 20 hectare section of the farm. There are numerous grazing camps for the sheep and Dexter herd. There is a large kitchen serving breakfast and dinner daily in the dining area which seats up to 70 guests comfortably. There are 30 bedrooms in 17 units. There are 3 and 2 bedroom thatch cottages and also one bedroom units.
All units have a comfortable lounge area with a lounge suite, a fridge and a wood fireplace. All the en suite bathrooms have a jacuzzi spa bath, a walk in shower, a toilet and a basin. There is a large building with 4 adjoining venues being converted to a wedding venue,the sizes of the rooms in this shed are 220, 90, 64, 60 and 60 sq meters plus other smaller rooms. There are 2 swimming pools, a trampoline, a jungle gym, etc
Electricity is supplied by Eskom, water is from 2 boreholes on the property, one of 100 meters deep which has never run dry despite running 24 hours a day when we have had a leak in a pipe during a dry period. The water is of the highest quality.
There is a large, 600 sq meter, owners house plus 6 en suite staff management units, plus 2 en suite units for guides and drivers. There are a number of STO agreements in place with travel companies.
The restaurant has a liquor license and the property is graded 3 star.
Total building area is about 5000 sq meters, the buildings are either thatch or zinc roofed. There are numerous buildings available to be converted for other use. A comprehensive provincial planning approval is in place for the expansion of the guest farm.
The average number of guests per night for the last 3 years, 2016, 2017 and 2018 was 25 pax per night.
We have just harvested 15 ha of the gum plantation, the harvest was 194 tons per ha at about R900 gross per ton with a net of about 50%, the next harvest will be about 60 ha in about 2 years time. Independent Contractors plant, harvest and transport the timber.
Real Property Included
A large modern 600 sq m main house is on the property, 4 years old. There are 6 bedrooms, 5 bathroom plus a guest loo. There are 2 offices as well as a TV lounge etc. The large kitchen is modern. The 8 m wide glass folding doors are a feature of the house. The views from the house are spectacular.
A car port for 4 vehicles of 75 sq m is being built adjoining the owners house, this will be completed very soon as only the roof needs to be put onto the frame.
Ardmore Guest Farm is situated in the Champagne Valley in the Central Drakensberg mountains of Kwa Zulu Natal about 25 km from the village of Winterton. The farm is situated within the threshhold area of a World Heritage site, the Ukhahlamba Drakensberg Mountains
There are 19 units for guests, 4 of 3 bedrooms(2 bathrooms) with lounge, 3 of 2 en suite bedrooms with lounge and 9 of one bedroom with large modern en suite bathrooms and 2 small en suite units. There is also a self catering cottage with 2 en suite bedrooms. Altogether there are 32 bedrooms. All the units have a jacuzzi spa bath and a separate walk in shower. There is a wood fireplace in every unit. All units have a covered verandah.
The main lodge building has a large dining area seating about 70 max and then a large kitchen with a walk in cold room. The licenced bar is near the dining room. The liquor licence was renewed in August 2019. No bedrooms exist in the large main guest house building. There are 3 wood fireplaces, 2 in the dining room and one in the large guest lounge.
There are 4 large staff en suite flatlets adjoining the main shed. There are 2 en suite silos for staff, as well as two small en suite thatch rondawels for drivers and guides.

The existing large shed complex of about 500 sq m is at present being converted into a Wedding/function/conference venue. This will be complete by December 2019.
Foundations with elec and water supply exist for another 2 double story cottages, 6 more one bedroom units with magnificent mountain views are planned but have not yet been started.
The farm has about 60 ha of timber due to be felled in 2 or 3 years time, if the yield is the same as the harvest earlier this year of 194 tons ha there could be 12000 tons, grossing R12 million and yealding a profit of about 50%. We have just acquired a few Dexter cattle with a view to setting up a Dexter Stud. The Dexter breed is a miniature Irish cow of max 1.1 meters high. They command a premium price. The sheep herd of 60 ewes at present will be up to a hundred by next year. There is 150 ha of land adjoining the farm which could be acquired for less than R2 million. There are numerous opportunities for the right person to expand the tourism business on the farm, as we are based in the hub of the Drakensberg. This August 2019 we averaged 39 pax per night, mostly European, predominantly Dutch, German, and British.
There is considerable potential for expansion, especially in the quieter months. We have guests every night of the year with the odd exception. The function venue will likely be a game changer.
Ardmore is the only Guest Farm in the area and is the closest privately owned farm to Champagne Castle mountain. There are a number of tourist businesses in the area, the larger resorts mainly being conference venues. There are a number of time share resorts and B&Bs as well as two large caravan parks in the area. Drakensberg Sun Hotel and Champagne Sports resort (one of the largest conference venues in the country) are nearby
Owners have other interests that they wish to persue.
