Situated in a beautiful historic Cotswold stone building, this characterful, inviting cafe was lovingly refurbished by the owner when she took ownership almost six years ago. It has grown in to a very popular venue with many repeat and returning customers, including locals, cycling clubs and weekenders. Chipping Campden is particularly busy from spring through to Autumn with a high number of tourists visiting the town. The cafe's rustic charm and homemade food are a real draw, and the figures have increased year on year. The historic Silk Mill in which the cafe is located also houses an art gallery and a silversmiths, bringing increased footfall.
The menu is currently meat free, and includes freshly made sandwiches, salads, homemade quiche and homemade soup. All of the cakes, scones and other baked goods are also made by the owner on the premises. The crockery is mainly Burleigh and the cutlery is all Robert Welch, who have their design studio on the top floor of the building.
As well as the day to day business, the cafe brings in extra revenue through:
* Providing buffet lunches for tourist groups
* A discount deal with a local tour company bringing clients three times a week
* Hosting as a checkpoint for the annual Audax cycling event
* Providing an evening location for groups including a monthly book club, a monthly birthing group, and occasional private hire
* Offering a bespoke cake making service
* A small health shop section located at one end of the cafe
There is plenty of opportunity for increased revenue including:
* Longer opening hours, including evenings
* Outside catering
* Corporate lunch buffets
* Local delivery to high street businesses
* Increased social media coverage
* Evening events - eg Christmas wreath making, calligraphy etc
£7,500 per annum
The cafe benefits from a low rent due to being located off the main high street. Signage on the high street means that it is easy to find. The cafe has also become increasingly well know by it's reputation.
The cafe is located within a beautiful Grade 2 listed Cotswold stone silk mill from the 18 century. Once home to the Guild of Handicraft led by C R Ashbee, the building recently featured in the BBC Two series The Victorian House Of Arts And Crafts. It's historic past brings an increased footfall of visitors coming to see the building itself, as well as Hart's silversmith and the art gallery which are also housed within the building. The cafe benefits from small business rate relief.
The main competitor to the cafe is Huxleys, situated in the high street. There are two other tea rooms at the other end of the high street with more of a tourisy tea room feel.
The owner bought the business six years ago and initially ran it full time. She has since had one child and has another on the way, and is finding it too much of a commitment on top of being a mum. She has therefore reluctantly decided that it is time to sell and focus on her children,
